How we work

The documentation is half of what you're paying for.

Anybody with a truck can move a pile. What a property manager needs is a paper trail: something to send the owner, the insurer, the city, or the tenant who complained. So that is built into every job.

  • Before photos

Wide and close, taken on the walk-through before anything is touched. If there is a cut fence or a forced door, it is in the frame.

  • OSHA-trained crews

Production employees receive workplace safety training. Training documentation is available on request.

  • After photos

Same angles as the before shots, sent to you by email or text, ready for the owner, the insurer or the tenant who complained.

  • Dump receipts

We keep the disposal receipt for every job, documenting where removed material went and helping you answer questions about proper disposal.

  • Fully insured

Commercial general liability, auto, workers comp and umbrella. Certificate on request, and we can name your owner or lender when required.

  • Access instructions and recurring needs documented for the crew
  • Photos to you after every visit
  • Frequency adjusted after the first month if the photos say so

The whole service, in detail

Commercial property cleanup, from the first call to the standing route.

What we handle

Commercial property problems need a dependable response. We show up when we say we will and can come out within 48 hours. Call, text or book online to arrange a site walk and a written quote before work begins. Our commitment to excellence means clear expectations, careful cleanup and documentation you can use.

Homeless encampment cleanup. Once the site is vacant and the owner’s required process is complete, we clear abandoned tents, tarps, bedding, pallets, bagged trash and other agreed debris. Crews use grabbers, gloves and sharps containers, load the truck and rake or sweep the area. We remove debris, not people. Material requiring specialist handling is referred out.

Illegal dumping cleanup. We remove dumped furniture, mattresses, appliances, pallets, tires and agreed construction debris. Before-and-after photos document the cleanup, and disposal receipts record where the material went. Reusable and recyclable items are separated wherever possible.

Dumpster surrounding maintenance. We clean up dumped items, loose trash and debris around dumpster enclosures and collection areas. One-time cleanup or scheduled visits help keep the surrounding area accessible and stop waste from accumulating between pickups.

Graffiti removal. We remove graffiti where possible, using a method matched to the surface. If removal is not practical, we agree on a neutral-color cover-up. Before-and-after photos go into your file.

Parking lot, alley and sidewalk sweeps. Litter, wind-blown trash and loose debris cleared from paved areas, cart corrals and property edges. We schedule around foot traffic and your property’s access needs.

Vacant lot and building cleanouts. For outdoor lots, we remove dumped items and abandoned debris. For vacant apartments, offices and commercial units, we clear items left behind by former occupants. This is debris removal and cleanout work, not landscaping, pruning or vegetation removal.

Standing property maintenance routes. Weekly, every-other-week or monthly visits help keep litter and dumping from piling up. An agreed scope, photos after each visit and one monthly invoice make maintenance easier to manage.

How we work

Reliability is part of the service: when we make an appointment, we show up. We can come out within 48 hours to assess the property and agree on the work. Our mission to give people back their space and time guides both the cleanup and the care we take with your records.

Before photos. We photograph the property condition before anyone touches anything, in wide views and close-ups. Existing damage relevant to the job is recorded.

Sharps-aware handling. The crew uses grabbers, puncture-resistant gloves and sharps containers when handling debris that may contain needles, broken glass or blades. Anything requiring specialist handling is referred out.

After photos. Once the load is on the truck and the ground is swept, we photograph the same angles again and send both sets by email or text.

Dump receipts. We keep every disposal receipt for every job. These records document the disposal destination and help you demonstrate that removed material was handled properly if questions about illegal dumping arise.

Fully insured. We carry commercial general liability, commercial auto, workers compensation and umbrella coverage. Certificates are available on request. Tell us if your owner or lender needs to be named.

OSHA-trained crews. Our production employees receive workplace safety training. Ask for training documentation alongside the insurance paperwork.

We stop and refer out. We haul debris, not hazardous waste. If a site contains material beyond our scope, we stop and discuss the specialist handling needed before proceeding.

Work around your tenants. Tell us about store opening times, resident access and customer traffic. We plan parking and the work window to reduce disruption, and send photos and the invoice without requiring you to supervise every visit.

What to send us. Send the address, a photo of the problem, its location on the property, access instructions, an on-site contact and your requested date. That lets us arrange the visit. The written quote follows the site walk.

Our truck holds 21 cubic yards; many hauling trucks hold 10–15. More capacity can mean fewer landfill trips, less time on your property and less disruption to customers. Fewer trips also help control your costs. We sort out reusable and recyclable material wherever possible because landfill diversion is part of the value we bring, not an afterthought.

Two ways to use us

One-time response. An illegal dump was left in your alley, a vacant unit needs clearing or encampment debris remains after a site is vacated. We can come out within 48 hours, walk the site, agree on a written quote and schedule the cleanup. You receive before-and-after photos, disposal documentation and one invoice.

Standing route. Regular visits address recurring litter, dumping and graffiti before they build into larger cleanup jobs. We document access instructions and the agreed scope so each visit has a clear plan. Photos after every visit and one monthly invoice keep you informed. If something unexpected appears between visits, contact us to arrange additional work.

Routes are built around what your property needs. We review the frequency as conditions change and keep donation, recycling and reuse in the plan whenever the material allows.

Straight answers

The things property managers ask first.

How quickly can you come out for commercial property cleanup?

We can come out within 48 hours. Call or text to arrange a site visit. We show up for the appointments we make; work begins after access, the written scope and any required site-clearance process are ready.

Do you remove people from encampments?

No. We remove debris, not people. The property owner coordinates any required notice and site-clearance process. Once the site is vacant and ready for cleanup, we handle the agreed debris removal.

What documentation do I receive?

Before-and-after photos document the property condition. We keep the disposal receipt for every job so you have a record of where the material went. Insurance certificates are available on request.

Do I need to meet the crew on site?

We agree on the scope and access arrangements first. After that, you can provide the address, access instructions and a contact number. We contact you before carrying out work outside the approved scope.

How is commercial cleanup priced?

We walk the site and agree on a written price before work begins. For the agreed work, that price is the maximum; if the load is smaller than expected, we reduce it. Standing routes are quoted per visit and billed monthly.

Can you remove every graffiti mark?

We attempt removal where the surface allows. If removal is not practical, we agree on a neutral-color cover-up. The method is matched to the surface, with before-and-after photos for your file.
