Appliances carry an environmental fee. Stairs can add to the price. Your approved on-site price is the maximum. For volume-priced items, more space than estimated never costs extra; less space means a lower price. Free on-site estimates reflect our commitment to excellence: an accurate price before you decide.
How our pricing worksIf you need help cleaning out a hoarded house—for yourself, a parent or someone you care about—you do not have to sort out the entire plan before contacting us. Start by telling us which spaces need attention and what you hope to accomplish. We listen, look at the job and work with you on the next step.
Our mission is to make people’s lives better by giving them back their space and time. On a hoarding cleanout, that means respecting the person as well as clearing the property. Excellence means a clear plan and an accurate on-site estimate; generosity and landfill diversion guide what happens to reusable belongings.
What we take
Hoarder house cleanup combines junk removal with decisions about what stays. Depending on the agreed scope, we can remove:
- Furniture, mattresses and damaged shelving
- Boxes, packaging and household clutter
- Clothing, linens and other household goods
- Working and nonworking appliances
- Electronics and household trash
- Items in garages, sheds and other storage areas included in the estimate
Tell us about unusual materials, spoiled food, animal waste or anything you cannot identify before we schedule the work. We assess what we can safely handle and explain when a specialist is needed. A cleanout is not a promise of mold treatment, pest treatment or structural repair.
Keep important belongings separate
Agree on what stays before removal begins. Point out documents, photographs, valuables and sentimental belongings. If you need help sorting, discuss that during the walkthrough so it is part of the plan. We do not decide which possessions matter to your family.
How it works
1. Call, text or book online. Call us, text us or book online. Share the city, full service address, areas involved and a complete description of what needs removing. Mention access restrictions and any known hazards. Photos can help, but do not enter an unsafe area to take them.
2. We look at the whole job. The on-site estimate is free. We discuss what stays, what goes, the sorting needed and access for carrying and loading. We confirm an arrival window when scheduling, rather than promise an exact arrival time.
3. We agree on the price. For the agreed job, that price is the most you pay. If we underestimate the truck space, we honor our price. If your items occupy less space than expected, we lower it. Discuss additional rooms or items before adding them to the job. Read how our estimates work.
4. We clear the agreed areas. We work through the removal plan, set aside identified keepsakes and separate suitable items for reuse. We clean up the areas we clear before leaving.
Preparing for a hoarding cleanout
You do not need to haul everything outside first. Start with a keep list, identify who can authorize the work and explain any access concerns. Our family guide to preparing for a hoarding cleanout walks through those decisions without asking you to tackle the entire house alone.
What it costs
A single crowded room and a full house with storage areas are different jobs. The amount to remove, sorting, carrying access and any special handling all inform the on-site estimate. Our core value of excellence is why we prefer to see the work instead of offering an online guess.
Our 21-yard truck can carry a substantial load, but truck size alone does not determine your price. We explain the scope and price before work begins. The estimate is free even if you choose someone else. See our pricing approach for more detail.
Why families choose Dump Ninja
Respect without judgment. Asking for help can be difficult. Our job is to help you reclaim usable space, not criticize how it became crowded.
Decisions stay with you. Tell us who is coordinating the cleanup and who can approve removal. Agree on a keep list and raise changes before belongings are loaded.
Donation first. A crowded home can contain useful furniture and working appliances. We prioritize reuse and recycling where appropriate, helping useful items find a second life. Learn about our landfill-diversion approach.
Clear expectations. We discuss timing, access and scope during the estimate. You know what work you are approving and the price we will not exceed for that job.
Where we serve
We offer hoarding cleanup throughout our service area. You receive the same respectful approach wherever you are in that area. Share the full address when contacting us so we can confirm coverage and plan the visit.

Straight answers
Hoarder Cleanup questions, answered.
Do I have to be there during the cleanup?
You can be, and many families choose to be for the first day, because that is when the keepsake decisions happen. After that, a lot of people hand us a key and a list. Either way, nothing you flagged leaves the house.
Will the neighbors know what is going on?
Tell us your privacy and access preferences when arranging the estimate. We can discuss parking and how to limit disruption, but cannot promise that neighbors will not notice a cleanup.
How long does a hoarder house cleanup take?
Timing depends on the number of rooms, the amount of material, access and the sorting involved. We discuss a realistic plan during the walkthrough rather than promise a completion time before seeing the property.
What if we find money, documents, or photos in the piles?
It happens on almost every job. Anything that looks like cash, mail, IDs, jewelry, medication, or photos goes into a keep bin that stays with you. We would rather set aside a hundred junk envelopes than lose one that matters.
Can you handle pet waste, spoiled food, or rodent mess inside the house?
Yes, within reason. We bag and remove pet waste, rotten food, and soiled soft goods as part of the cleanup, and we can add a sanitizing treatment to floors and hard surfaces afterward. If we find something that needs a specialist, we stop and tell you instead of pretending.
Do you work with social workers, conservators, or adult protective services?
Yes. Dump Ninja has worked alongside family members, case workers, and property managers in Woodland and Davis. Tell us who is coordinating and we will send updates and photos to that person if you want us to.
What happens to everything you take out?
Usable furniture, appliances, and household goods go to donation partners first. Metal, cardboard, and e-waste get recycled. What is left goes to the Yolo County Central Landfill in Woodland. We diverted more than 1,000 cubic yards from the landfill over our lifetime.
Is Dump Ninja insured for this kind of work?
Yes. Dump Ninja carries commercial general liability, commercial auto, workers comp, and an umbrella policy. If a family member or a court needs a certificate of insurance before we start, ask and we will send one.
