How to Prepare for a Hoarding Cleanout

You do not have to clear the house before asking for help. This guide covers the decisions that make a hoarding cleanout easier: who approves the work, what stays, access and the on-site estimate.

Start with a conversation, not a surprise cleanup

If you are helping a relative, agree on the purpose of the visit before arranging removal. Ask which spaces they want to use again and which belongings are important to them. Do not treat every item in a crowded room as unwanted.

Confirm who has authority to approve the work and disposal of belongings. If several family members are involved, choose a point of contact and resolve disagreements before items are loaded. A removal crew can help carry out a plan; it cannot settle ownership disputes.

Make a short keep list

Start with documents, photographs, keys, valuables and sentimental items. Mark a keep area if you can safely reach one, or point out the items during the estimate. You do not need to sort every box before contacting us.

Tell the crew where you are uncertain. Discuss sorting help before approving the job so the estimate reflects the work you actually need. The goal is a clear decision about what leaves, not a rushed decision you regret.

Describe the full scope and access

When requesting hoarding cleanup or a hoarder house cleanout, provide:

  • The city and full service address.
  • Every room, garage, shed or outdoor area involved.
  • The types and approximate amount of material to remove.
  • Stairs, gates, narrow passages or restricted parking.
  • Any known hazards or materials you cannot identify.
  • Who will approve removal and how that person can be reached.

Photos taken from a safe position can help explain the job. Do not move unstable piles or enter an unsafe area to get a better picture. Describe the concern and let us discuss the appropriate next step.

Leave the carrying to the crew

You do not need to fill a driveway or move heavy furniture outside before the walkthrough. Seeing the items where they are helps us assess access and the work involved. Identify what you want removed and what must stay.

A hoarding cleanout is a removal service. If the property also needs specialized cleaning, pest treatment or structural work, discuss those needs separately rather than assume hauling will resolve them.

Understand the estimate before work starts

Dump Ninja provides a free on-site estimate for the agreed scope. Our core value of excellence means taking time to understand the job instead of giving a guess that leaves you uncertain.

The agreed price is the most you pay for that job. If we underestimate the truck space, we honor the price. If the items use less space than expected, we lower it. Discuss any additional rooms or items before adding them. Learn how our estimates work.

Ask about reuse and a manageable plan

Tell us which appliances work and which furnishings may be suitable for donation. We prioritize reuse and recycling where appropriate; not everything in a crowded house needs to become waste. Read about our approach to landfill diversion.

Discuss the order of work and timing during the walkthrough. The amount of material, sorting and access affect the plan. Clearing the property is a practical step toward getting space and time back, and it should start with expectations everyone understands.

Take the first step

You can book online, call us, text us or request an estimate. Tell us what you know so far. You do not need a perfectly organized house—or a perfectly organized explanation—to ask for help.
